The Newport Office Tower, located at 17th and Irvine near the Newport Beach-Costa Mesa city line, is home to one of only two LPFMs in the Los Angeles market, KOCI-LP (101.5 Newport Beach). [The other one is Pepperdine University's KWVS-LP (101.5 Malibu). KGIC-LP, a religious station on 105.5, is in Corona, Riverside County, and is thus technically in the Riverside-San Bernardino market.]
I have no idea where KOCI-LP's studios are. When I was listening, the station sounded automated.
